Documents

You will be required to present a valid government-issued ID and provide the following information: full name, occupation, date of birth, telephone number, and residential address. Copies must be prepared in advance, and originals will be required for verification.

  • 1. What is an N4 Notice?

    The N4 is a formal legal notice given to a tenant who has failed to pay rent on time. It acts as the first mandatory step in the Ontario eviction process under the Residential Tenancies Act.

  • 2. When can I serve the N4?

    You can serve the N4 notice the very day after rent is late. For example, if rent is due on the 1st of the month, you can legally serve the N4 on the 2nd. Do not wait for months of arrears to build up.

  • 3. What happens after I serve the notice?

    The tenant is given a strict deadline (usually 14 days) to pay the full amount owed or move out. If they do neither, you cannot physically remove them yourself—you must apply to the LTB.

  • 4. How do I force them out if they don't leave?

    If the deadline passes, you must immediately file an L1 application with the Landlord and Tenant Board (LTB). Once a hearing is held and an order is granted, the Sheriff can physically evict the tenant.
